Recent Home Sales Prices in North Port

Introduction

There are many categories of homes in North Port. The first two parts of this analysis concentrates on the type of homes many people would consider to be typical North Port homes. These homes are not in  deed restricted neighborhoods such as Heron Creek, Bobcat Trail or Wellen Park  ( formerly West Villages ). These homes don't have pools and are not on a canal or lake. They are all built in the years 2000 to 2020.  They are all single family homes, none are mobile homes or condos. None of the houses are short sales or foreclosures.These homes are the most likely candidates to convert into single family rentals. A third part below discusses typical homes in deed restricted/gated/golf communities.

Standard Homes from 1,400 to 1,600 square feet

In the last 60 days, 14 houses  were sold at  prices from   $275,000 to $360,000 with a median of $300,000 and a median selling price per square foot of $198. Today there are   30 houses for sale in this category at a  median price of $325,000 or $220/sq ft. This market has stood up pretty well to high interest rates but prices are down 15% from the 2022 maximums.

There are 4 pending sales at median list prices of $325,000. 

Pool homes in this size range sell for about $50,000 more than non-pool homes. 

In the last eight years, the median sales price of these houses in the month of June was:

For comparison, in the whole year of 2011 ( the market bottom ), 144 houses like this were sold at a median price of $76,500 with a sq ft price of $51.00/sq ft..    In 2005 ( the market top ), 118 houses like this were sold for a median price of $229,777 and a sq ft price of $148.07.

There are now a substantial number of newly constructed houses available in this size category. In the last 60 days 17 new houses  sold for a median price of $342,000 or $233.00 per sq ft. There are 47 houses listed for sale at median prices of $345,000 or $232/sq ft.

Standard Homes from 1,800 to 2,200 square feet

In the last 60 days, 7 houses like this were sold at prices between $307,000 and $485,000 with a median price of $345,000 or $173.00/sq ft.   Today there are 48 houses like this for sale at a median price of $377,000 or $193/sq ft..

Houses this size with a pool sell for about $40,000 more than houses without pools

Median selling prices in the month of June have followed a similar path as the smaller houses above, rising from $126,000 in 2013 to $223,000  in 2019,  $225,000 in 2020,  $345,000 in 2021, $417,000 in 2022, $375,000 in 2023 and $345,000 in 2024. 

Newly constructed homes in this size range are now an important factor. In the last 60 days, 28 new houses were sold for a median price of $378,000 or $191/sq  ft.. Pricing is under pressure in this market with many builder incentives. There are 109 houses in this category for sale today at median prices of $399,000 or $205/sq ft. 

At the market bottom in 2011, during the full year 200 similar homes sold for a median price of $103,000 or $52.17 per sq ft. Remember, this excludes distress sales such as short sales and foreclosures.

At the market top in 2005, 107 similar houses were sold for a median price of $269,900 with a per sq ft price of $136.36.

Resale Houses in Deed Restricted, Gated, and Country Club Communities.

The median house in this category has 2,300 to 2,500 sq ft of air conditioned space and has a pool. Median listing prices today are about $765,000  with a per sq ft cost of about $313/sq ft. Median sales prices are $737,000 or $343/sq ft. These numbers  include the  houses in the Wellen Park.
